As one of the most traditional forms of construction delivery, XBuilt Projects can be engaged for construction-only projects.
We have delivered a wide range of both private and public works via this contractual arrangement.
In ‘construct only’, the principal retains control over the design, and construction is completed by the contractor in accordance with the design specification/documentation. In construction, transparency is essential, which is why XBuilt Projects approach each project openly and collaboratively providing our clients with trust built through our practices. Regardless of which method of project delivery you select we are confident we can expose and address an inherent project risks from the outset, working smartly to turn risks into opportunities wherever possible.
Through being completely transparent in every element of a project – including the design, resourcing, programming and pricing – we build trust and respect in our client relationships.
During this process our estimators work closely with our design managers, project managers and site managers for build-ability advice and recommendations to ensure the latest techniques, construction materials and innovations are applied in our construction, planning and price.
We manage the design in close partnership with the client, user groups, stakeholders, architects and engineering services. We aim to select the design team by considering the project type and constraints and then choose the team of consultants based on their specific skills and experience.
This approach means we have a relationship with a diverse range of architects, engineers, and other consultants to help deliver our projects. We always explore value engineering and innovations with each project to achieve and deliver the best cost, program and building solution.
Our ability to work in collaborative and integrated environments with clients, side project managers, user groups and consultants is instilled in our organisations culture and is considered one of our greatest strengths.
The X-Built Projects team is proud of the project management and delivery of the commercial refurbishment at the Sebel Kirkton Park Hotel at Pokolbin.
The refurbishment was undertaken in 3 stages over a period of 12 months involving a makeover for its 70 guest rooms and a new restaurant, wine lounge, bar and lobby.
The project for Dr Paws Veterinary Clinic at Kotara consisted of the internal fit out of the office space to create a compliant veterinary clinic. The internal fit out included demolition of the existing office items, and the construction of internal partition walls, doors and hardware, glazing, floor coverings, joinery items, waterproofing and tiling for new bathrooms, installation of plumbing and electrical items and the installation of ducted oxygen for clinic operations. The hydraulic, mechanical and electrical services were all ungraded in the process.
XBuilt Projects were engaged by the clients as the principal contractor for the project. The location of the office space, being in a strata development, provided some challenges that were overcome by the XBuilt team, with little to no disruption caused to neighboring businesses, or the main road operations. The XBuilt team were able to complete the project in a 10-week period, which was ahead of the contractual 12-week construction time frame.
The client and key stakeholders were very satisfied with our approach to communication and ability to deal with issues that were raised onsite. The Dr Paws project, including variations added to the scope of works by the client, was completed in the time frame specified and to a high standard.
The project for Raymond Terrace Bowling Club consisted of upgrades and extensions to the existing bar/café area and upgrades to the existing male and female bathrooms. The club remained fully operational and functional through the project completion.
XBuilt Projects were engage by the client as the principal contractor for the project. The upgrades and extension to the existing bar/café are and upgrades to the existing male and female bathrooms consisted of the following work:
Demolition works, carpentry works, wall and floor tiling, plasterboard linings, toilet partitions, joinery works, waterproofing, hydraulic services, electrical services, stainless steel works, carpet replacement, refrigeration works and mechanical services.
Despite the obvious challenges of working within a live environment the client, key stakeholders and the board of directors were very satisfied with our approach to communication and ability to deal with the issues that were raised onsite.

Project Description:
Covered Walkways
Demolition of existing covered walkways, asphalt and trees. Supply and installation of new structural steel covered walkways with concrete surfaces, raised to ensure no ramping or stairs were required into existing buildings. Walkway structures were lined with .48 BMT standard Colorbond Corodek sheeting on top and Colorbond finish All Metal .55 Interlock for the soffits. Galvanised steel balustrading and handrails installed to concrete edges, stairs, and ramps. This project was specifically designed to ensure accessibility for all student into the existing buildings.

Refurbishment of the existing Administration building lower floor, including, painting, floor coverings, a small joinery unit and electrical works.
